Our Story

Loci Capital was founded in 2019 by Michael Phillips and Patton Chalura, former colleagues at Lupert Adler and graduates of the University of Pennsylvania. The name "Loci" was inspired by Locust Walk, the iconic path through Penn’s campus, symbolizing the firm’s roots in discipline, ambition, and shared vision. In Latin, “loci” also means “places,” reflecting our role as place-makers, investing in and shaping communities with lasting value.

The firm was created to solve a fundamental problem in real estate investing: the divide between institutional allocators, who bring capital but lack operating experience, and specialist developers, who know how to execute but often miss broader market context. Loci was built to sit precisely at that intersection, offering the sophistication and market surveillance of a large allocator combined with the hands-on execution expertise of a specialized operator.
