Our hybrid model combines the perspective of an institutional allocator with the precision of a specialist operator. Investors benefit from the diversification of a large allocator while capturing the enhanced economics of a focused boutique. This structure enables us to drive alpha at the deal level through disciplined execution, while maintaining upside through market selection in the Southeast — the corridor with the strongest demographic and income-driven beta. By blending diversification, alignment, and precision, we deliver investments built to protect capital in downturns and compound value through cycles.

Cost Basis Advantage

Our first principle is to acquire with a built-in margin of safety. We target opportunities where the spread between our stabilized yield on cost and prevailing market cap rates provides a cushion — ensuring investments can perform without market improvements and withstand shocks when they occur. But cost basis is more than just entry price. It’s also about structuring and capitalizing each investment to match the business plan, creating the flexibility to navigate disruption in the capital markets while protecting downside and preserving upside.

Our Story

Loci Capital was founded in 2019 by Michael Phillips and Patton Chillura, who recognized a gap in real estate investing allocators excel at structuring and capital markets, while operators focus on execution and local insight. Separated, this model creates silos, diluted returns, and increased volatility.
 

Loci’s purpose built senior leadership team bridges that divide through continuity of expertise combining allocator discipline with operator precision across the full investment lifecycle.
 

The name “Loci” comes from the Latin for “places” and from Locust Walk at the University of Pennsylvania, a path both founders share as alumni. It reflects our mission to be place-makers, investing in the Southeast’s fastest-growing communities.
 

Our focus is the region’s rising upper-middle class the demographic driving U.S. consumer demand. By investing in housing, logistics, retail, and lifestyle assets that serve this group, we create durable value where America lives, shops, and works.
 

We call our approach Scrappy. Measured. Proven. Scrappy in sourcing, measured in underwriting, and proven through results across cycles. Above all, we treat our investor’s capital as carefully as our own, guided by transparency, discipline, and alignment.
