Michael Phillips, Managing Partner

Co-Founder & Chief Executive Officer

Michael Phillips is the co-founder of Loci Capital and head of the firm’s Investment Committee. Mr. Phillips is primarily responsible for providing oversight and strategic direction for Loci Capital as well as for the sourcing, structuring, and asset management functions of the firm. Prior to forming Loci Capital in 2019, Mr. Phillips was a Managing Principal and voting member of the investment committee at Lubert-Adler Partners.

Mr. Phillips was also previously a Partner at Boos Development Group and worked in JPMorgan’s real estate investment banking group in New York. Prior to the formation of Loci Capital, Mr. Phillips’ track record includes investing $925+ million of equity into 70 real estate investments across multifamily, office, hospitality, and retail asset classes.

Mr. Phillips holds a master’s degree in Business Administration from the Wharton School at the University of Pennsylvania where he was a Wharton Fellow and a Bachelor of Science degree from the Edmund A Walsh School of Foreign Service at Georgetown University.

Patton Chillura, Partner

Co-Founder

Patton Chillura is the co-founder of Loci Capital and a voting member of the firm’s investment committee. Mr. Chillura is primarily responsible for sourcing, underwriting, and structuring real estate and private equity investments across the firm’s investment vehicles. Prior to forming Loci Capital in 2018, Mr. Chillura was an investment associate at Luber-Adler Partners. Prior to the formation of Loci Capital, Mr. Chillura’s track record includes investing and asset managing over $220 million of third-party equity into more than 30 real estate investments located throughout the United States.

Mr. Chillura holds a Bachelor of Science in Economics with a focus on Business Management and Entrepreneurship from the Wharton School at the University of Pennsylvania. Mr. Chillura was a four-year letter winner in varsity football at the University of Pennsylvania.

Garrett Francis, Managing Principal

Head of Capital Markets

Garrett Francis is a Managing Principal, Head of Capital Markets, and a voting member of the firm’s Investment Committee. Mr. Francis primarily responsible for sourcing, underwriting, and structuring real estate and private equity investments across the firm’s investment vehicles.

Prior to joining Loci Capital, Mr. Francis was a Vice President at Osprey Capital, a Tampa-based private debt and mezzanine fund manager focused on originating bridge loans, mezzanine loans, and preferred equity for commercial real estate. In addition, Mr. Francis previously held the role of Director for Avesta (now InvestRes), a multifamily investment firm where Mr. Francis was directly responsible for the acquisition of over 1,500 multifamily units. Prior to joining Loci Capital, Mr. Francis had been involved in the acquisition, capitalization, and operation of over $300 million of multifamily, hospitality, and mixed-use real estate assets.

Mr. Francis holds a master’s degree in Finance as well as a Bachelor’s degree in Finance from the University of Tampa.

Damien Greenwood, Managing Principal

Head of Hospitality

Damien Greenwood is a Managing Principal, Head of Hospitality, and a voting member of the firm’s Investment Committee. Mr. Greenwood is primarily responsible for the sourcing, underwriting, and asset management of hospitality related real estate and private equity investments across the firm’s investment vehicles. Mr. Greenwood is currently the Chief Investment Officer for One of One Hospitality, a platform investment made by Loci Capital in Fund I. Prior to joining Loci Capital, Mr. Greenwood served as the Head of Hospitality for WS Development, where he was responsible for developing hotels at mixed-use and lifestyle centers across the United States. In addition, Mr. Greenwood was previously an associate in JPMorgan’s Real Estate and Lodging investment banking group where he completed over $12.8 billion of capital markets and M&A transactions.

Mr. Greenwood holds a Master’s degree in Business Administration from the Johnson School at Cornell University where he was a Park Fellow and Leadership Fellow and a Bachelor of Science degree in Hotel Administration from Cornell University.

David Workman, Managing Principal

Chief Operating Officer

David Workman is a Managing Principal, Chief Operating Officer, and a voting member of the firm’s Investment Committee. Mr. Workman is primarily responsible for the firm’s operations, compliance, human resources, and accounting. Prior to joining Loci Capital, Mr. Workman was a Director at Unico Properties in Boulder, Colorado, where he was responsible for the aggregation, oversight, and asset management of a 39 building, 1.3 million square foot portfolio of office and retail assets. In addition, Mr. Workman was a Director at Crestone Capital Advisors, where he managed a $70 million portfolio of
office and flex industrial buildings.

Mr. Workman holds a master’s degree in Business Administration with a concentration in Real Estate from the Knauss School of Business at the University of San Diego and a Bachelor of Science degree in Mechanical Engineering from the Georgia Institute of Technology.

Casey Wilson, Managing Principal

Head of Investor Relations

Casey Wilson is a Managing Principal and Head of Investor Relations for the firm. Mr. Wilson is responsible for facilitating the expansion of Loci Capital’s investor base by bringing new investment opportunities and products to limited partners and strategic co-investors around the world. Prior to joining Loci Capital, Mr. Wilson was the Vice President of Investor Relations and Product Development for Trinity Investments. Mr. Wilson also previously served as the Senior Vice President of Citi Private Bank’s (“CPB”) Asia Pacific Private Equity and Real Estate Research and Management team in Hong Kong where he focused on sourcing, structuring, and syndicating private equity, real estate and venture capital investments, primarily with an APAC investment thesis, to ultra-high net worth and family office investors globally. Prior to joining CPB, Mr. Wilson was a Vice President in the Real Estate Investment Banking group at Barclays Investment Bank where he primarily focused on strategic M&A and capital markets activity for publicly traded REITs.

Mr. Wilson holds a master’s degree in Business Administration from the Mendoza College of Business at the University of Notre Dame and a Bachelor of Architecture degree from the New Jersey Institute of Technology.
